British investors achieving average rental yields of 20% on US buy to let properties with PCG Invest

With the revival in the US property market now well under way the trend for Britons to invest in the US is growing. In 2014PCG Invest, a UK based property-sourcing firm helped its clients safely invest $6.4m in the US buy-to-let Real Estate market with net yields averaging 20%.

 

There is strong demand from good tenants in cities that are on the road to economic recovery, these tenants are often previous home owners who got burned in the recession and who do not want to or cannot borrow money to buy a home.

 

In 2014 the average property bought by our clients in the US was $32,000 (£20,000) with buyers achieving high yields on their investments compared to average of around 5% for buy to let landlords owning UK properties (Property Wire Nov 2014).

 

Most would-be investors have been priced out of the UK market and even for those who can afford the deposit it is no longer easy to take out a buy to let mortgage in the UK. On top of that the threat of interest rate rises, which are likely to happen next year, makes investing in the UK residential buy to let market prohibitive for most people.

PCG Invest sourced approximately 220 properties for clients last year, many buying more than one property. All properties are fully managed by US basedpartners.

 

One of the biggest fears when becoming a landlord is empty properties, PCG Invest has achieved a 98.6% occupancy rate on properties they have found for clients with very short average vacant periods at 45 days in which time new tenants are placed.
