Guestline launch new Apartment Solutions

Guestline have launched a bespoke software solution for the serviced apartment and extended stay sector. Scalable and web-hosted, this multi-functional software is already installed in a number of high profile sites such as SACO, Prestige and The Spires Serviced Apartments, helping vendors streamline management processes, boost revenue and reduce operational costs.

The apartment management software has been specifically developed to serve this growing market and delivers a wealth of benefits to improve reservations, invoicing, rates and occupancy. One of the main features is the Central invoicing module where invoices for multiple properties are automatically generated from one system for the duration of the stay. Invoices contain the correct tax handling as required by this sector and automatically applies the decrease in VAT for longer stays. The system can also produce customisable invoice periods for long stay bookings, as well as advanced invoices.

As the demand for serviced apartments from both the corporate and leisure sectors continues to grow, as does the need for innovative software solutions. Guestline's apartment solutions equip vendors with a centralised property management solution where they can manage availability for all apartment sites from one single system and can manage multi-property reservations, enabling users to sell to another property if the target apartment is full. Costs can be reduced too as the system is cloud hosted and there is no need for multiple systems at every site.

The system is fully integrated with the distribution platform soonline bookings (from their own website, OTAs and the GDS) are seamlessly integrated with the apartment management software. The systems enable operators to manage their properties more effectively with real-time head office reporting and improved housekeeping. For example, customisable cyclical cleaning schedules can be applied to bookings and cleaning reports forecasted; maintenance issues can be raised and reported on.

ASAP (Association of Serviced Apartment Providers) has reported a 10% growth in new openings this year, bringing the total stock of serviced apartments to 13, 000. The expansion is set to continue into 2015 with ASAP members already planning to open over 500 new apartments next year.

Guestline already have a number of apartment vendors that are benefiting from their solutions. SACO - The Serviced Apartment Company, saw their online bookings double in the first twelve months as a result of installing their solutions, enabling them to maximise revenue streams in this competitive market.

Dashwood Apartments in Banbury have realised an increase in bookings with the Guestline systems. Debbie Hinks, Revenue Manager commented, ‘Our forward bookings for Christmas are 3 times better than we've had in previous years as a result of our Online Booking Manager, Booking.com and the live availability and up to date rates that the channels now have access to.'

Other apartment vendors that have implemented Guestline solutions include Prestige, The Spires Serviced Apartments, Fountain Court, Town and Country and Base Serviced Apartments.

Phil Davidson, Guestline Managing Director, added ‘With more people waking up to the benefits of serviced apartments - more flexibility, more space, a home away from home and great value - apartment owners need to ensure they have the systems in place to serve this growing market. Working closely with vendors, we will continue to advance and develop our solutions to ensure we are fulfilling their needs to enable them to increase occupancy, room rates and RevPar.'
